1996
Origins
Formation and Early Development
LD Capital, LLC was formed as a Wall Street mortgage conduit. And our objective was to provide mortgage brokers, commercial bankers, and borrowers with access to the secondary market for long-term, fixed-rate, recourse and non-recourse commercial real estate mortgage loans.
2001
Growth
Expansion into Conventional and Government Lending
Operations expanded to include conventional lending products and government-guaranteed loans. And the company became known as "The Loan Depot, LLC".
2004
Expansion
SBA Loan Product Expansion
The Loan Depot began originating SBA loans for commercial properties such as:
- Office buildings
- Industrial facilities
- Self-storage properties
- Senior living facilities
- Restaurants, gas stations, and hotels.
And the Loan Depot became "The Loan Depot Lending Company Inc, LLC."
2014
Restructure
Formation of Multiple Lending Divisions
The company divided into 4 specialized companies:
- LD Realty Capital, LLC: Focus on conventional loans.
- LD Capital Small Business Finance, LLC: Specializing in SBA 504 loans.
- LD Capital Leasing, LLC: Leasing services.
- The Loan Depot Lending Company, Inc: Focus on SBA 7A and CMBS lending.
2017
Innovation
Introduction of EB-5 and Crowdfunding
The company expanded again with 2 new divisions:
- LD Capital Bridge to USA, LLC: EB5 and Crowdfunding offerings.
- LD Capital SE Regional Center, LLC & LD Capital LA Regional Center, LLC: EB5 Regional Centers.
- LD Realty Capital FUND, LLLP: Funding support for developers in the USA.
2021
Expansion
Entry into Wholesale Residential Lending
LDC received approval from Georgia's Department of Banking and Finance to expand into wholesale residential lending. A new company was formed: "LD Capital Residential Mortgage, LLC." Goal: Expand wholesale residential lending operations across multiple states.
2022
Construction
Added Construction division: LD Constructions, LLC
Present we are working on various construction projects including hotel, Gas Station, Retail Centers and Housing Sub Division.

LDC provides loans through its Commercial Loan Access Program:
- Small Loan Program: Loans from $500,000 to $5,000,000.
- Large Loan Program: Loans from $3,000,000 to $500,000,000.
The company also offers Jumbo Residential Loans.
